Real estate in San Miguel de Allende, Mexico, has been very popular over the last decade or so with the expatriate retiree community.

Located in the central mountainous central region of Mexico, in the state of Guanajuato, San Miguel De Allende is steeped in Mexican history, where it played an important role in the Mexican War of Independence in the 1800′s.

San Miguel was always a popular destination for the wealthy due to its natural hot springs, its quiet beautiful feel, temperate climate, and colonial architecture.

San Miguel De Allende is estimated to have approximately 8,000 expatritate retiree’s, with a total population of around 85,000. The majority of these are Americans, with a high number of Canadians also, and some Europeans. Reasons to buy Real Estate in Mexico

I recently visited Mexico, and being so impressed with the people, culture and lifestyle of the country, ended up purchasing property, as a foreigner, in Mexico. I was impressed with the professionalism of the Mexico Real Estate Agents, lawyers and banks, which were involved in the process of my purchase, and found that my original hesitations and fears about purchasing such a large asset in a country I was not completely familiar with quickly disappeared.

I had done a bit of research into some of the tourism and retirement areas that are gaining popularity with foreigners and decided that these areas would be my main focus to research and purchase. I found that in some areas property prices were increasing yearly by anywhere between 15 and 20%, and that these figures looked confident to continue on this similar trend for some time.

The Mexican government now allow foreigners to buy property in Mexico (within a restricted zone of 50km from the coastline and 100km from any boarder) via a bank trust, or “fideicomiso”. Although this may sound a bit daunting at first, it is actually a very good way of ensuring that what you think you are purchasing is actually what you really receive. The purchase remains within very tight legal boundaries giving you a real advantage that you are assured of getting what you pay for.

The fideicomiso is where the bank holds the trust deed of the property on behalf of the purchaser, however the property is not considered part of the bank’s asset is not able to be subjected to or attached for any bank obligation. You as the owner have the legal right to substitute any beneficiary who receive all the rights to the property should the owner die, and the process of passing the property on to an heir or beneficiary is very simple and straightforward as all that is required is a death certificate and the beneficiaries identification.

The average trust is for 50 years, and the bank easily renews this by simply giving instructions to do so. The trust may also be transferred should you wish to sell the property on to a new owner. I found that, using a reputable Mexican bank the fees for setting up the trust were relatively small (as these fees to vary from bank to bank) and the process went very smoothly. When completing the purchasing transaction, this process was carried out by a legal Notary, someone appointed by the Mexican government who have the required authorisation to follow through this process. I found that on average the costs for the entire process is between 5-7% of the property’s sale price.

I would highly recommend investing in property in Mexico. I have been so impressed with the experience that I had in the purchasing of my property, and the subsequent enjoyment of using that property, that I would recommend any foreign investor, weather for a retirement home, an investment, or a holiday home to definitely give Mexico’s property market a serious thought when next buying Mexico Beachfront Real Estate.

Mexico Vacation Homes – Top Vacation Properties in Playa

Playa del Carmen, located in the state of Quintana Roo on the beautiful Caribbean Coast in the heart of the Mayan Riviera, has experienced a huge population growth in recent years. This seems mainly due to the discovery of the once quiet area by foreigners, mostly Europeans and closely followed by Americans. With its beautiful white Caribbean beaches, clear warm turquoise Caribbean waters, gentle waves and stunning coral reefs. Located 68km (42mi) south of Cancun, the warm sub-tropical temperature and sunny clear days throughout the year, make the lifestyle of Playa del Carmen one of relaxed beachside living. Annual temperatures range from 25 to 35 degrees.

Property in Quintana Roo, Playa del Carmen has the wonderful benefit of mixing traditional Mexican culture with a variety of European influences, that are evident in the shopping, restaurants, and general atmosphere of the town. Quinta Avendida, or 5 th Avenue, and Avenue Principal are the main streets where you will find everything from hotels of varying price ranges, shops, and basic amenities such as a medical centre, post office, police station and a variety of banks, ATM’s and money exchanges. Quinta Avendida is the most popular area, where you can wander down the street, now made into a pedestrian walkway, and visit some quaint shops, see some boutique hotels, and experience some of the best dining in Mexico . Many of the shops, hotels and restaurants will accept American Dollars.

One of the things that draws tourists to Mexico Beachfront Real Estate, Playa del Carmen is the easy access to Cozumel Island, which is only a short boat ride. If you want to take the leisurely trip to Cozumel and take in the beautiful coastal sights along the way then sail to Cozumel via the Xel-H or Cozumelero, which is a 45min boat ride. For those keen to get into the stunning snorkelling and diving that Cozumel has to offer, then there is the fast waterjet, the WJ Mexico, which is only a 25min boat ride.

If you are a keen diver, then you will not want to miss the spectacular diving that is available along the Great Mayan Reef, which is the second largest coral reef system in the world. Dive tours are plentiful and easily booked in many areas in Playa del Carmen.

The most common beaches at Playa del Carmen are Playa Paamul and Playa Paraiso, where you will find an extensive array of water sports equipment for hire, making a day out as exciting or as relaxing as you would so desire.

But if you want a break from the beach, I would suggest to visit Playa’s attractive faro, or lighthouse, where you can climb to the top for an impressive view over Playa del Carmen’s wonderful scenery. Or venture further afield for a trip to Tulum or Chetumal to see the impressive ancient Mayan ruins, giving a wonderful insight into the ancient civilisation of the Mayan people.

Mexico Real Estate Market

There has been much talk about the Mexico real estate market and what it will bring in 2008. When talking about this real estate market, it seems that the US property market is closely associated. On the surface, this may look like a fairly gloomy outlook for Mexico ‘s real estate market, but research deeper than this basic generalisation and you will quickly find a clear and promising outlook for the Mexican real estate market in 2008.

In the past 5 years the property market throughout Mexico has continued to appreciate steadily, with a mixture of homes and condo’s, both new and resale properties. Traditionally the Mexican property market was strongly driven by those American’s who were looking for a second or vacation home in the warm temperate climate of Mexico due to its value for money and low cost of living. In more recent decades Mexico has experienced an increasingly high number of retirees heading south of the US boarder for the same reasons.

With the American market being such a dominant force on the Mexican real estate market, why then is it not necessary for America’s current downturn and recessionary effects to impact Mexico’s market to any great concern?

The Mexico property markets popular with foreign investors such as Cancun, Puerto Vallarta , Acapulco , and the Baja California Peninsular, continue to see strengthening growth in the large number of new development condos being built constantly, and with a large supply of such properties, they are continuing to meet with high demands. Many American buyers traditionally bought based on re-mortgaging their US homes to purchase a second home in Mexico . But the Mexican market, strongly pushed by the new property development investor market in these major areas, has greatly benefited from mortgage financing with major American and Mexican banks based in Mexico . Since the introduction of mortgage financing over the past approximately 5 years for foreign investors buying real estate in Mexico , the increase of foreign investment helped to strengthen the annual capital growth of the market each year. During this period the lending process and criteria for foreign investors has been well refined, only speeding up the process and frequency of foreign purchases of Mexican property.

The International Monetary Fund released a report in December 2007 identifying some clear differences between the American and Mexican markets, therefore offering signs of stability which can surpass the current US property problems. The number of private mortgages in Mexico was preceded by a lengthy period of stagnation. The residential mortgage backed securities, popular in the US property market, are not common within Mexico so have a much less effect than if they were significantly higher in number. Finally, the International Monetary Fund also identified that securities such as Collateralized Debt Obligations, are almost non-existent among the Mexican financial sector.

The first home buyer market in America is what seems to be hit hard, but there are certainly some strong areas where capital growth of property in America is still on the increase. It is the buying market who are looking for the second vacation home that is not really experiencing too much of the current recessionary effects in America.

One very interesting consideration when speaking about the Mexican real estate market is the increase in Canadian buyers throughout many areas of Mexico . Canada has experienced a very strong dollar in recent times and their strong overall economy and increased property markets, especially in the main areas of Toronto and Vancouver, have led to a large number of Canadian home owners able to spend money on a second or vacation home in warmer climates, and Mexico, with its great value for money, is attracting many buyers.

Mexico ‘s economic status remains strong, with commercial banks offering lower mortgage rates than in previous years and remaining stable and profitable, and the government has focussed strongly on reducing the public debt ratio and Mexico ‘s external debt, and keeping inflation low.

So in summary the Mexican real estate market seems set to be a promising and steady market for investors throughout 2008. Outward influences from the US have not shown any real negative impact so far on Mexico ‘s property market and, as stated are not likely to have too much negative effect in the future. The other foreign investors from such markets as Canada , and even more popularly the UK and Europe are likely to pick up where any reduction in American investment may dwindle. Mexico has successfully established itself as a solid investment market, due to its popularity as a retirement destination and its ever increasing tourists visiting each year. Combine this with the governments focus on maintaining Mexico ‘s impressive economic growth and stability and it seems that Mexico should certainly remain a definite consideration when thinking of purchasing your own piece of Mexican real estate.

Acapulco – An Ideal Vacation Destination

I have long desired to visit the famous Acapulco, ‘the city that never sleeps’, where the rich and famous have been visiting or residing since the 1950′s when Hollywood stars such as Elvis Presley, Frank Sinatra, Elizabeth Taylor, and the Kennedy’s would come to visit and mingle amongst the glitzy atmosphere that seems to be automatic along the Pacific coastline of Acapulco Bay. The perfect tropical warm weather year round, blue clear skies almost every day, the stunning sands of Acapulco Bay, and the endless choice of top class hotels, restaurants, shopping and entertainment was what I finally got to experience when I vacationed here with my family.

The holiday was one I and my family will never forget! It was both relaxing and exhilarating all at the same time. We stayed in two hotels, one being Las Brisas Hotel, one of Acapulco’s more luxurious hotels which made me feel like a millionaire for the week, took care of every possible desire I may have had, and was the perfect Acapulco vacation Rental and destination experience. The second hotel was the oh-so elegant and stylish Fiesta Americana Hotel, which once again surpassed every expectation I had of how one should vacation in Acapulco.

There is so much to do in Acapulco, that it is virtually impossible to get bored, even with children. One of the highlights of our vacation in Acapulco was the La Quebrada cliff divers, which put on an amazing show of bravery and skill when they perform their daring dives off the natural cliffs into the waters below. Diving displays are usually daily at 1pm, 7pm, 8pm, 9pm, & 10pm (but check with your hotel for any variation to these times). Usually at least 3 divers will perform at each set performance time. There is a well placed public viewing deck where you can get a great view of the La Quebrada cliff divers. But I would suggest that, if you don’t have children with you, then take advantage of watching this amazing performance from the comfort of the Plaza Las Glorias Mirador Hotel. Mix the performance, a few cocktails, then a lunch or dinner on the hotel’s outdoor terrace, and it all makes for one very romantic outing.

For the children, there is an endless array of water sports for children of various ages along the beaches, and there are two beaches, Playa Caleta and Playa Caletilla, which are smaller and located away from the tourist hustle and bustle that the main Acapulco beaches seem to have. Here you will find very calm, more shallow waters, with much shade, perfect for the younger ones. A water park, called Centro Infantil CiCi, located on the main street Avenida Costera Miguel Aleman, or known locally as “The Costera” features water slides and toboggans, a wave pool, roller coaster, and dolphin and seal enclosures with shows as set times during the day. There is also Mundo Marina, an aquarium, located between Playa Caleta and Playa Caletilla, which has a variety of water slides, marine animal exhibits, restaurants and gift shops, which kept the children amused for some time. Also along The Costera, you will find a park with an array of carnival rides, roller skating rinks, skateboard ramps, and go karting tracks, to name but a few.

But if you would like to get away from the beach and water based activities, then I would suggest to visit the Fuerte de San Diego, which is an impressively restored 17 th Century fort built to protect the city against pirate attacks. Within the fort is the Museo de Acapulco, which offers an interesting look into the area’s historical significance, and Mexico ‘s rich cultural and traditional past. It is easy to reach, keeps the children entertained and interested, and is a good place to escape the hot afternoon Acapulco weather.

Some of my personal highlights, apart from the stunning beaches to relax at with a good book, or the shopping along The Costera at the Centro Acapulco Real Estate, would have to be the extensive variety of water sports, and the restaurant and nightlife. Firstly the water sports available all along Acapulco Bay is impressive. I had always considered myself to be an active outdoors person, but didn’t realise the variety of water activities available. I had a go at the usual beach water activities such as banana boat rides, a trip on a glass bottom boat, a cruise around the Bay on a chartered sail boat, peddle boats, and snorkelling. But I decided to venture out and try parasailing, which was very exhilarating and the quality and professionalism of the staff gave me all the confidence I needed to attempt this. I also hired a wave runner, which I didn’t expect to be as enjoyable as it actually was, which explains why I went back the following day for another go. The hire place gave me excellent initial instructions and the equipment for hire was of very good quality. Two things I didn’t try were hiring a small sail boat, and scuba diving. Although my husband went scuba diving and obviously had a wonderful time, as he went back a few days later with our eldest child.

The nightlife is truly what Acapulco is about from sunset to sunrise! Whether you are after a quiet romantic dinner, lively cultural meal experience, or would prefer to spend a few hours in a bar with live music, or dance the entire night away in one of the many impressive nightclubs. The nightclubs, mostly located along The Costera, range from the norm to the sublime. Such as Fantasy, which is popular with the thirty-something crowd which offers a great Spanish feel in music and food, with some great views over the town and Bay, to Alebrije which is a huge nightclub which seats around 1,200 people, where a typical Friday or Saturday night begins with a slower pace and quickly builds into a disco display of music, lights, and a dance floor full of people covered in foam! Alebrije opens at 10.30pm and goes all night long till dawn. Two other popular nightclubs are Andromeda, a techno club popular with the 18-25 crown where the theme is set on what feels like a submarine with the entrance over a dramatic torch-lit moat. And Enigma gives an Egyptian feel, where the music is predominantly Spanish but does vary, and it also offers a great view of Acapulco Bay from the glass-walled dance floor. For some great bar and restaurant experiences to make your Acapulco vacation more memorable, The Costera offers bars with varied atmospheres, and restaurants with specialised cuisine menus. Keep in mind that the restaurants vary greatly in price, although you don’t need to spend a fortune to get great tasting food and great service!

For the males who may not be so interested in spending the majority of a 2 week vacation in Acapulco either in the shops or lazing on the sandy beaches, there is always golf, fishing or tennis to keep you occupied. My husband spent much time on the golf courses around Acapulco . There are 4 championship golf courses, all located south, near the airport and easily accessible to from the main tourist area. The courses at the Tres Vidas and the Mayan Palace were what impressed my husband the most. Their challenging fairways, impressive scenic views over the Pacific Ocean , and the quality of the clubhouse, hire equipment and amenities kept my husband busy for several days on the greens. The other 2 courses are the Acapulco Princess and Pierre Marques which adjoin each other.

And a game or two, or three, of tennis in Acapulco is a great way to spend some time away from the typical attractions of Acapulco . The modern facilities at the Mayan Palace complex (within the same complex as the golf course) offers 13 courts open to the public, with lessons available, and shower facilities. Within the tourist district, the Park Hotel offers very reasonable rates for those non-guests who would like a game of tennis. The Club de Tenis Panoramic is a small tennis club which offers players 2 neatly kept clay courts, but book in advance for this tennis club as it is quite popular.

All in all, our family vacation in Acapulco was a once in a lifetime experience. There was something for everyone, there was no boredom over the two weeks and the perfect mix of relaxation and excitement. Everything mentioned above and much, much more went in to creating some lasting memories for each and every family member. I can see why Acapulco attracts millions of tourists each year. I had fantasised about taking such a holiday as this, and I was not disappointed!
